Thermal imaging, also called infrared (IR) imaging, is a technology that shows surface temperature patterns on walls, ceilings, floors, and building components. During a home inspection, it is used as a screening tool to help identify areas that may deserve closer attention, especially when a problem may be hidden from view.
Thermal imaging can be useful for spotting temperature “anomalies” that may be consistent with:
• Hidden moisture from plumbing leaks, roof leaks, or window intrusion
• Missing or disturbed insulation
• Air leaks that affect comfort and energy efficiency
• Overheating electrical components in some situations (when visible and safely accessible)
It is important to understand its limits. A thermal camera does not see through walls and it does not confirm a leak or defect by itself. When a suspicious pattern is found, it is typically verified with other information, such as visible evidence and, when appropriate, a moisture meter. Thermal imaging helps reduce unknowns and improves documentation, but it does not guarantee that all hidden issues will be found.
