Full Home Inspection
A full home inspection is a non-invasive, visual examination of the accessible areas of a residential property, performed in accordance with the InterNACHI Standards of Practice. The inspection is designed to identify defects within the specific systems and components defined by those Standards that are both observed and deemed material by the inspector.

The inspection is based on the observations made on the date of the inspection and is not a prediction of future conditions. It will not reveal every issue that exists or could exist, only those material defects observed at the time of the inspection. A material defect is a specific issue with a system or component that may have a significant, adverse impact on the value of the property, or that poses an unreasonable risk to people. A system or component that is near, at, or beyond the end of its normal useful life is not, in itself, a material defect.

Following the inspection, you will receive a clear, written report identifying the material defects observed, with photos and recommendations for correction, monitoring, or further evaluation by a qualified professional. Reports are typically delivered within 24 hours.
What's Included
Roof
Roof coverings, flashings, gutters and downspouts, vents, skylights, and other penetrations, documented from above with an included drone roof inspection. A 2D orthomosaic map and 3D roof model are optional add-ons.
Exterior
Siding, trim, and flashing; exterior doors and windows; decks, balconies, porches, steps, and railings; eaves and soffits; and grading and drainage adjacent to the home.

Structure
Visible portions of the foundation, crawlspace, and structural components, including signs of movement or water intrusion.
Heating
The heating system, operated using normal controls, with a description of its energy source and distribution method.
Cooling
The cooling system, operated using normal controls, with a description of its type and location.
Plumbing
Main water and fuel shutoffs, the water heater, supply and drain lines, and fixtures and faucets, including functional flow and drainage.
Electrical
The service entrance, main disconnect, and panels, plus a representative number of switches, lights, and receptacles, including GFCI and AFCI testing.
Fireplace
Readily accessible and visible portions of fireplaces and chimneys, including dampers, lintels, and cleanout doors.
Attic
Insulation and ventilation in unfinished spaces, along with mechanical exhaust systems in the kitchen, bathrooms, and laundry area.

Floors, walls, ceilings, stairs, and railings; a representative number of doors and windows; garage doors and openers; and installed kitchen appliances.

Should I attend the inspection?
You're welcome to. Joining at the end for a walkthrough of the key findings is often the most useful part.

When will I receive my report?
Reports are typically delivered within 24 hours of the inspection.

Does a home inspection include termites?
No. In California, termite inspections are performed by licensed pest control operators. Visible evidence may be noted in your report, but a separate wood-destroying organism (WDO) inspection is needed for a formal termite report.
Can I add a pool or spa inspection?
Yes. A pool and spa inspection can be scheduled for the same visit.

Does a full home inspection include a drone roof inspection?
Yes. Every full home inspection includes a drone roof inspection by an FAA Part 107 certified pilot, so the entire roof is documented from above. A 2D orthomosaic map and 3D roof model are available as optional add-ons.
Does a home "pass" or "fail" an inspection?
No. A home inspection is not pass or fail. The report describes the material defects observed on the date of the inspection, so you can decide what matters most for your situation.
What isn't covered by a home inspection?
The inspection is visual and non-invasive, so concealed areas, such as inside walls, are not evaluated. Items outside the InterNACHI Standards of Practice, such as solar and battery systems, sewer lateral camera inspections, and code compliance, are also not included.
