Homes differ from one community to the next, and so do the conditions worth watching for. Here's what we commonly see in the areas we serve.

Carlsbad

Our home base. Carlsbad's housing ranges from coastal homes near the village and beaches to master-planned neighborhoods like La Costa and Calavera Hills. Tile roofs are common, and homes near the coast face constant exposure to salt air, which accelerates corrosion of metal flashings, fasteners, and exterior electrical components.

Oceanside

Oceanside combines older coastal neighborhoods, many built from the 1950s through the 1970s, with newer inland developments. In older homes, we pay close attention to original electrical panels and wiring, aging plumbing materials, and stucco and wood exposed to decades of marine air. Many Oceanside buyers are military families relocating on tight timelines, so prompt scheduling and fast report delivery matter.

Encinitas

Encinitas homes range from coastal properties near downtown to larger hillside and semi-rural homes in Olivenhain. Homes that have been remodeled or expanded several times over the years call for a careful, methodical look at how the old and new construction come together.

Cardiff

Cardiff-by-the-Sea, in southern Encinitas, combines older beach homes with hillside homes oriented toward ocean views. Salt air exposure, aging decks and balconies, and remodels and additions are frequent topics in Cardiff inspections.

Solana Beach

Solana Beach includes older single-family homes, bluff-top properties, and many condominiums and townhomes. For condos, the inspection focuses on the unit itself, while exterior and common areas are typically maintained by the HOA, so reviewing the HOA documents alongside the report is important.

Del Mar

Del Mar's homes range from older beach cottages to custom homes on hillside and bluff-top lots. Constant marine exposure, drainage on sloped lots, and the condition of decks, railings, and exterior finishes are common areas of focus. The inspection documents visible conditions; questions about bluff stability belong with a geotechnical engineer.

Carmel Valley

Carmel Valley's master-planned neighborhoods were largely built from the 1990s onward, and many have tile roofs. For homes from that era, the underlayment beneath the tiles may be approaching the end of its typical lifespan even when the tiles look fine, which makes the included drone roof inspection especially useful.

Vista

Vista's rolling terrain means many homes sit on hillside lots with retaining walls, sloped driveways, and drainage that deserves a close look. Larger lots also bring more detached structures, older outbuildings, and in some areas, private septic systems. We document visible drainage, grading, and site conditions that can affect the home over time.

San Marcos

San Marcos includes established neighborhoods alongside newer master-planned communities such as San Elijo Hills. Newer homes still benefit from an inspection: an 11th month warranty inspection before a builder's one-year warranty expires can identify items the builder may still need to correct.

Escondido

Escondido offers a wide range of housing, from historic homes near downtown to ranch-style properties on larger lots. Older homes may have outdated electrical systems or plumbing materials, while larger properties often include outbuildings and ADUs, which are included in every home inspection.

Fallbrook

Fallbrook's rural character means larger lots, older ranch homes, guest houses, and outbuildings. Many Fallbrook homes rely on private septic systems, which are evaluated separately by a septic specialist. Hillside drainage and the condition of long driveways, retaining walls, and detached structures are also worth reviewing.
